Meadow Pointe Hydro Jetting and Drain Cleaning
The land under Meadow Pointe belonged to the Porter ranch until a developer bought it in 1973, and for decades not much happened. Then SR 56 reached Meadow Pointe Boulevard in 2008 and the area filled in. Pasco County calls the newer sections Meadow Pointe III and IV, or Wesley Chapel Lakes.
It is not one subdivision but several, built in phases by different builders, with ponds threaded through. One 120-home section was built mostly in 2005 to 2008.
Meadow Pointe Drain Cleaning on Pond-Front Lots
Lake-front and pond-front lots are landscaped to look good from the water: palms, hedges and shade trees planted close to the house. PVC laterals resist rot, but a shifted joint can invite roots. When it happens, the camera shows a pale fibrous fringe, and a root-cutting nozzle plus a flush does the work.
In the dry months a slow drain is almost always a local clog. Most of the area's rain falls June through September, and saturated sand can press on joints so the same line behaves differently; our storm post explains how to tell.
What We Do for Meadow Pointe Homes
- Hydro Jetting Services — High-pressure water jetting that scours grease, scale and debris from drain and sewer lines
- Sewer Line Hydro Jetting — Full main-line cleaning from the house cleanout out to the street connection
- Kitchen Line Grease Jetting — Grease clearing for kitchen branch lines and the drain stack beneath your sink
- Root Removal & Line Clearing — Cutting and flushing roots out of sewer lines before they block the flow
- Drain Cleaning & Snaking — Cable snaking for sinks, tubs, showers, floor drains and stubborn toilet clogs
- Sewer Camera Inspection — Video inspection showing pipe condition, blockages and root entry before and after cleaning
Hydro Jetting Across Meadow Pointe's Phases
Because the phases came from different builders and years, we do not assume one set of pipe runs. We ask for the cleanout location, run the camera and set the job accordingly. Kitchen lines in 2000s houses are the most frequent reason for a visit, handled with kitchen line grease jetting.
Union Park is entered from Meadow Pointe Boulevard, and Wiregrass Ranch sits along SR 56. Hydro jetting services lists the full menu, and the PSI and nozzle guide explains how we choose settings.
Meadow Pointe Phases and Districts We Clean Drains In
- Meadow Pointe I — Original district, created under Pasco Ordinance 91-15, with construction starting in 1991. Likely 1990s PVC laterals now about three decades old, where roots at a joint are more plausible.
- Meadow Pointe II — District created by Pasco Ordinance 94-13, so the homes are likely from the 1990s and 2000s. Likely PVC, with the camera showing whether any joints have shifted.
- Meadow Pointe III and IV — Pasco County records call these sections Wesley Chapel Lakes. Builders and build years differ by parcel, so pipe runs are not uniform and a camera look beats assumptions.
- Meadow Pointe V — The fifth Meadow Pointe district on Pasco's special-district list. Treat it as its own parcel with its own build dates instead of assuming the age of neighboring phases.
- Enclave at Meadow Pointe — Single-family section built from 2016 to 2024 by D.R. Horton, Lennar and M/I Homes, per a listing site. The newest pipe in Meadow Pointe, most likely PVC.
- Union Park — Metro Development community entered from Meadow Pointe Boulevard, with Union Park and Union Park East districts. Houses date to the mid-2010s and later, so lines are young PVC.
- Country Walk — Neighbor with its own community development district, south of SR 54. Pulte, Meritage and Cardel were building there in 2015, which places most houses in the 2010s.
- River Landing — 825.5-acre rezoning beside the SR 56 extension east of Meadow Pointe Boulevard, approved in 2010 for more than 2,000 homes, with its own district.
Meadow Pointe Corridors, Schools and Landmarks
- Bruce B. Downs Boulevard at County Line Road — Western starting point of Meadow Pointe; the community stretches east from this intersection, nearly nine miles end to end by 2006.
- County Line Road — Runs along the Hillsborough line, and the Meadow Pointe Community Development District lists a County Line Road address in ZIP 33543.
- SR 54 — Marks Meadow Pointe's northern reach, where the community runs north to SR 54 according to a 2006 report.
- SR 56 at Meadow Pointe Boulevard — SR 56 ended at this intersection for years before the highway was extended east to US 301 in 2019.
- Mansfield Boulevard — School corridor east of the community core, including Wiregrass Ranch High School at 2909 Mansfield Boulevard.
- Sand Pine Elementary School — One of two schools a 2006 report placed inside the Meadow Pointe development.
- Dr. John Long Middle School — The other school the 2006 report placed inside the development, serving middle-grade students.
- New River crossing on SR 56 — SR 56 crosses the New River, a Hillsborough River tributary, on a pair of bridges east of Meadow Pointe Boulevard.
Meadow Pointe Figures That Matter for Drain Jetting
- Meadow Pointe covers about 4,200 acres and broke ground in 1991, according to a 2006 Tampa Bay Times profile. Phased building across three decades puts several pipe ages inside one community, so the camera, not the Meadow Pointe name, tells you what lies under a particular lot.
- By September 2006 about 5,300 Meadow Pointe homes had been built, with 7,500 to 8,000 expected at completion. At least 2,200 homes were still to come after that report, many from different builders, so neighboring streets can carry different pipe and fixture ages.
- Meadow Pointe averaged 400 to 450 new-home sales a year over the 15 years before 2006. A steady stream of builds across so many years spreads laterals over a wide age range, so one street's root or joint problem says little about the next.
- Pasco County's special-district list names five Meadow Pointe community development districts, I through V, with the first created by Ordinance 91-15 and the second by Ordinance 94-13. The district an address falls in does not by itself say who owns a sewer line, so confirm sewer responsibility by address before blaming the street main.
- In the ACS 2020-2024 5-year estimate, 37% of the housing units in ZIP 33543, which includes Meadow Pointe, were built in 2010 or later, against a median year built of 2006. A big share of homes under 16 years old means many lines are young, so repeat clogs usually point to grease, wipes or one stubborn joint.
- The same ACS estimate shows 19% of ZIP 33543 housing units are attached townhomes or duplexes, a higher share than single-family-heavy ZIPs nearby. Attached units can share walls and drain runs, which turns a single blockage into a neighbor's problem and brings the association into the repair conversation.

CALL 813-733-7188Hydro Jetting in Meadow Pointe: Common Questions
No. Meadow Pointe was built in phases by different builders, so ages vary. One 120-home section dates mostly to 2005 through 2008, while parcels such as Country Walk south of SR 54 came later. We read the actual pipe rather than the neighborhood name.
Not directly. What matters is saturated sand in the wet season, which raises groundwater pressure on joints, and trees planted near the lateral. Ponds do not clog lines. If drains slow only after heavy rain, tell us; it changes where we look.
A camera pass shows them as pale, hair-like mats at joints. Gurgling in a ground-floor toilet when the washer drains, or repeated slow main-line drains, are warning signs. Roots are more likely where mature landscaping sits near the lateral.
Standard residential hydro jetting runs $350 to $650. A main line with moderate roots runs $400 to $750, and a camera added to the visit is $150 to $300. Everything is priced in writing before we start.
