LAND O' LAKES HYDRO JETTING FOR SEWER LATERALS FROM THE 1990S BOOM

Hydro jetting and drain cleaning along US 41, SR 54 and SR 52 for ZIPs 34637, 34638 and 34639.

A Lake-Heavy Town With Two Different Housing Eras

Land O' Lakes grew 165.7 percent in the 1990s, faster than in any other decade since 1980, and it kept adding people through the 2000s. If your house went up in that stretch, its sewer lateral is now somewhere between 25 and 35 years old.

That age is the whole story here. PVC does not rust or rot, but it does shift, and joints that were tight at install can open slightly as soil moves around them. Roots find those joints. A first root entry in a 30-year-old plastic line is often thin, easy to flush out, and the best moment to look with a camera.

Land O' Lakes Sewer Line Jetting on 1990s and 2000s Lots

US 41, also called Land O' Lakes Boulevard, is the spine, with SR 54, SR 52, Collier Parkway and the Suncoast Parkway edge feeding the subdivisions around it. Pasco County Utilities is the likely provider for unincorporated addresses, though you should confirm by address.

When a Land O' Lakes line backs up, we start at the cleanout with a camera, not the jetter. If the picture shows a thin root fringe at a joint, root removal with a cutting nozzle comes first, followed by a full flush. If it shows a sag or a cracked section, we tell you and stop; that needs a repair contractor.

What We Run Down a Land O' Lakes Line

The housing mix sets the order of operations: a camera first on the 1990s streets, a quicker grease-first approach in the newer 34637 blocks.

  • Hydro Jetting Services — Best match for 1990s lines that have collected a few decades of grease film and soap scale.
  • Sewer Line Hydro Jetting — A full run from the cleanout toward the street, useful on lots near the many small lakes, where wet-season groundwater sits close to the pipe.
  • Kitchen Line Grease Jetting — Grease clearing for kitchen branches in newer Connerton and Sunlake Boulevard houses, where the pipe is plastic and the problem is film, not damage.
  • Root Removal & Line Clearing — Roots entering a joint on a lateral about three decades old is the pattern to plan for on the 1990s streets.
  • Drain Cleaning & Snaking — Cable work for a single clogged fixture, with a note on whether the rest of the house lines up.
  • Sewer Camera Inspection — A look at what a 25-to-35-year-old lateral has become before we choose between cable, cutter and jetter.

Land O' Lakes Drain and Sewer Work, Connerton to Pasco Lutz

The settlement is older than the suburbs. In the mid-1800s a stagecoach line ran through, a railroad station followed, and the town took its present name in 1950 after absorbing Denham, Ehren and Gowers Corner. Pockets of older housing may therefore carry different pipe than the newer streets, which is one more reason we read the line before choosing a nozzle.

Full-line work is covered under sewer line hydro jetting, and the wipe-and-grease buildup common in younger houses is explained in this post on newer subdivisions. Nearby pages: Lutz and Wesley Chapel.

Land O' Lakes Communities and Old Town Sites We Cover

  • Connerton — A master-planned community off US 41. Newer construction, where wipes and grease are likelier causes of stoppages.
  • Angeline — Metro Development's 6,200-plus-acre community between SR 52 and SR 54, with townhome sales that began in March 2023. Brand-new PVC, so cleanout access and flushed items matter most.
  • Sunlake Boulevard corridor — Sunlake High School opened here in August 2007 to relieve crowding, which points to 2000s subdivisions around it and, most likely, plastic laterals around twenty years old.
  • Denham — A lumber and turpentine railroad town, with a station at US 41 and SR 54 from 1907. Older pockets may carry different pipe, so the camera goes first.
  • Ehren — Grew around a sawmill, with a post office from 1890 to 1950, and shares its name with Ehren Cutoff. Housing age varies, so we read the pipe on camera.
  • Collier Parkway area — Home to the Land O' Lakes Branch Library at 2818 and the Recreation Complex at 3032. Housing age along it varies, so confirm pipe material by camera.
  • Pasco Lutz — The area north of the Hillsborough line up to SR 54, adjoining Land O' Lakes. Confirm by address which utility serves your street before assuming public sewer.
  • Odessa — The Suncoast Parkway on Land O' Lakes' western edge is the side closer to Odessa. Lot sizes vary, so confirm sewer or septic by address before any line work.

US 41, SR 54 and Other Land O' Lakes Landmarks

  • US 41 (Land O' Lakes Boulevard) — The main north-south road. A railroad station, Denham Station, was built at US 41 and SR 54 in 1907.
  • State Road 54 — Runs east-west through southern Pasco County, from US 19 near Holiday to US 301 in Zephyrhills, crossing US 41 at the old Denham Station.
  • State Road 52 — Runs east-west from US 19 near Hudson to US 98 in Dade City, and Ehren Cutoff ends on it.
  • Suncoast Parkway (SR 589) — A north-south road along the western edge of Land O' Lakes, on the side closer to Odessa.
  • Ehren Cutoff (CR 583) — Runs northeast to southwest from US 41 to SR 52, passing through the old Ehren settlement area.
  • Collier Parkway — The address for the Land O' Lakes Branch Library (2818) and the Recreation Complex (3032), both useful reference points for finding the area.
  • Land O' Lakes High and Sunlake High — Land O' Lakes High opened July 3, 1975; Sunlake High is at 3023 Sunlake Boulevard and opened August 20, 2007.
  • Conner Preserve and Cypress Creek Preserve — Two conservation areas listed on the community's Wikipedia page, part of the green space between subdivisions.
  • Dupree Gardens — A roadside attraction that opened to the public on December 1, 1940; a historical marker and gate ruins remain on the site today.
  • Lake Padgett — One of the area's named lakes, with Lake Como and Lake Moss; a 1925 land sale at Denham included part of it.

Land O' Lakes Housing Age and Sewer Line Figures

  • The Land O' Lakes census-designated place has a median home build year of 1999, with 48 percent of housing built in 2000 or later and 21 percent in the 1990s (ACS 2020-2024 5-year estimate). Most laterals are therefore 25 years old or more and probably PVC, old enough for joints to shift and grease films to form. Only 12 percent of homes predate 1980.
  • ZIP 34637 has a median home build year of 2009, with 95 percent of homes built in 2000 or later and 44 percent in 2010 or later (ACS 2020-2024 5-year estimate). This is the newest part of Land O' Lakes, so pipe wear is unlikely and stoppages usually trace to grease, flushed wipes, or items that do not belong in a drain.
  • A 2003 article cited by the West Pasco Museum counted about 50 lakes within 18 square miles of Land O' Lakes. Lakes likely mean high groundwater, which keeps soil wet around laterals, and roots follow moisture to any joint that seeps.
  • In 2002 a Tampa company announced plans for 1,100 homes on 471 acres that included the former Dupree Gardens site. Plans of that vintage point to 2000s construction with plastic laterals, though we confirm by address and camera rather than by date.
  • Lennar describes Angeline as a 6,200-plus-acre community stretching six miles between SR 52 and SR 54. A community that large keeps adding fresh laterals, so cleanout access and early camera baselines help new owners know what clean pipe looks like.

Land O' Lakes Questions, Answered Plainly

Homes built during the 1990s boom are roughly 25 to 35 years old now, and many 2000s builds are not far behind. That is old enough for joints to shift and roots to find them, but young enough that the pipe is usually plastic and in fair shape. A camera pass confirms what is actually in the ground.

It clears thin roots and fringe well when the nozzle suits the job; heavy root masses may need a cutting head first. Jetting does not stop regrowth, and if roots have broken the pipe the fix is a repair, not more cleaning. The camera tells us which situation you have.

Yes. We cover ZIPs 34637, 34638 and 34639, from the US 41 corridor through the SR 54 and SR 52 neighborhoods. Same-day scheduling is available when the day allows, and you get a written price before any work begins.

It shows pipe material, root entry points, sags and the blockage itself, before and after the cleaning. Added to a jetting visit it runs $150 to $300, sometimes bundled at a discount. On a 30-year-old line it is the cheapest way to avoid jetting a pipe that should not be jetted.

Sometimes. Saturated ground can press on loose joints, and county lift stations run heavy during the wet season. If only one fixture is slow, it is likely a local clog. If every drain slows together, we check the main line. Our storm backup post goes through both cases.
