Epperson Hydro Jetting and Drain Cleaning

Epperson broke ground in December 2016, and its centerpiece is a 7.5-acre Crystal Lagoons lagoon: about 16 million gallons bought from Pasco County, filled by late December 2017 and opened on May 1, 2018. About 70 homes were occupied that day. Thousands more are planned, in a roughly 7,800-acre area the county calls Connected City.

Almost no house here is more than a few years old, so the question is not what has worn out. It is what has gone into a new line since move-in.

Wipes top the list. Pasco County's own staff say wipes labeled flushable do not break down and combine with grease into strands several feet long. In a new house, one snag at a joint is enough: paper and grease pile up behind it and the line is half closed.

Newer construction also means tight pipe runs and a lot of small fixtures: disposals, laundry standpipes, long bathroom branches. A cable clears the first stoppage. A jet pass is what keeps it from coming straight back.

• Epperson North Village — Lettered sections A through E in sales records, with homes dated 2020 to 2024. The newest laterals nearby, likely PVC, so grease, wipes and debris matter more than age.
• Epperson Ranch North — A newer pod with homes dated 2021 to 2024 in county roll data. Young lines where the first calls tend to be a wipe snag or a kitchen grease film.
• Epperson Ranch South — Phased sections from 1E-2 through 3C in listing records, with builds around 2016 to 2021. Among the oldest Epperson laterals, still modern plastic-era work.
• Epperson North Townhomes — Attached section listed in sales records; Lennar announced 122 Epperson townhomes in 2020. Units can share a building drain, so a camera shows whether the problem is private or shared.
• Ivy Stark Boulevard, Barrel Wave Way and Ibis Grove Boulevard — Streets with the most home records in Epperson North Village. Suburban lots often put the cleanout near the house, which gives direct camera access.
• Watergrass — Neighboring community on the same Overpass Road and Curley Road side of I-75. Same service and written price, with house ages that vary by parcel.

Epperson Roads, Interchange and the Lagoon Corridor

Epperson sits on the Overpass Road side of Wesley Chapel, north of SR 54, and these are the roads and places around it.

• I-75 at Overpass Road (Exit 282) — Interchange opened January 18, 2023, about halfway between the SR 54 and SR 52 exits. Local press places Epperson Lagoon east of it.
• Overpass Road — Four lanes from the interstate west to Old Pasco Road and six lanes east to Boyette Road; Epperson's street address is on it.
• Curley Road (CR 577) — County road that meets SR 54 and runs north; Epperson sits where Curley Road crosses Overpass.
• SR 54 and I-75 Exit 279 — The main east-west road south of Epperson; its I-75 interchange is Exit 279, and local reporting places Epperson north of the road.
• Boyette Road — East end of the six-lane Overpass stretch; a Pasco County park opened in 2007 at Boyette and Overpass.
• Old Pasco Road and Handcart Road — Overpass now links Old Pasco Road, west of the interstate, to Handcart Road on the east side.
• Epperson Lagoon — The Crystal Lagoons centerpiece on Overpass Road, opened in 2018, and an easy reference point for placing streets in the community.
• SR 52 and I-75 Exit 285 — Next interchange north, serving Dade City and San Antonio. Overpass Road falls about midway between it and SR 54.

Epperson Facts Behind Our Drain and Jetting Calls

• In the Census Bureau's ACS 2020-2024 5-year estimate, ZIP 33545, which includes Epperson, has a median year built of 2010, and 51% of its housing units were built in 2010 or later. Housing that young is very likely plumbed in plastic, so calls here usually trace to what went down the drain and how the lines were laid, not to corroded pipe.
• The same ACS 2020-2024 estimate for ZIP 33545 counts 86% of homes as detached single-family houses, 5% as townhomes or duplexes and 2% as buildings of five or more units. Mostly individual houses with their own laterals means a blockage usually affects one household, and a camera at the cleanout tells us quickly whether it is the branch or the main.
• Pasco County's special-district list includes three Epperson districts: Epperson North CDD, Epperson Ranch CDD and Epperson Ranch II CDD. Three districts for one community means boundaries vary by section. Common-area questions go to the district; a stubborn drain inside the house starts with a camera on the house line.
• Sales records for Epperson list homes built from 2016, in Epperson Ranch South, through 2024, in Epperson North Village and Epperson Ranch North. The newest laterals are a year or two old and the earliest roughly ten, so most calls are debris and grease, and a camera pass leaves a baseline recording.
• By late 2017 Epperson had model homes from Express Homes by D.R. Horton, M/I Homes and Pulte Homes, with Lennar and AH Avex slated to open and Maronda and Freedom Homes taking reservations.
