Avalon Park West Hydro Jetting and Drain Cleaning
Avalon Park West covers 1,650 acres on SR 54 east of I-75. The first homes went up in 2012, on land its owners bought in the mid-1980s from the Bill Brown family, and about 700 homes were finished or underway by 2019. The New River Township plan around it allows for 4,800 residences.
D.R. Horton, Beazer and Avex were building here in 2015. Everything in the community is under fifteen years old.
Avalon Park West Drain Cleaning for Under-15-Year Lines
Young PVC and a busy house produce a predictable set of problems. Grease coats the kitchen branch, wipes catch at the first rough joint, and hair fills a tub trap in a few months. We handle those with a cable, a jetter or a toilet auger depending on the symptom, and we try the cheaper tool first when it fits.
Townhomes add a variable: in a row of attached units, a drain can be shared. If a backup affects both sides of a wall, talk to your neighbor and association; we can camera the shared run and show where the stoppage sits.

Hydro Jetting for the SR 54 Corridor and Avalon Park West
Because we do not repair pipe, a camera is how we pass along honest news: either the line is sound and jetting is worth it, or it is not. Jetting runs $350 to $650 and the camera $150 to $300; hydro jetting services covers both together.

Avalon Park West Villages and SR 54 Communities We Reach
- Cypress Village — The first village, built by Avex Homes. Its 342 planned homes are the oldest in Avalon Park West at about fourteen years, still young for plastic pipe.
- Hawthorne Village — Listed as the new village in 2019 reporting. Younger plastic lines mean grease and flushed wipes, not wear, are the likelier reasons for a stoppage.
- Avalon Park townhomes — Avex Homes introduced the community's first townhomes, with rear garages reached by alley. Attached units can share a building drain, so shared sections need neighbor and association input.
- Avalon Park Downtown — The mixed-use town center inside the community, with apartments planned above shops in its first phase. Homes around it are among the newest, on plastic lines.
- Inner World Lane — A street in current Avalon Park West listings, with homes still under construction in 2026, so the lines here are among the newest anywhere on our route.
- Hamilton Park — Named with Avalon Park and Chapel Crossings as a community on SR 54. Build dates are not documented here, so a camera pass shows what is in the ground.
- Chapel Crossings — About 300 acres north of SR 54 and east of Curley Road, approved in 2015 for more than 1,000 homes and apartments, so expect plastic lines of recent vintage.
SR 54 Corridor and Landmarks Around Avalon Park West
- State Road 54 — The community's frontage road; the Welcome Center is at 33613 State Road 54. Widening begun in November 2017 had opened new lanes by 2023.
- Interstate 75 — Reached along SR 54. Distance varies by source: 2019 reporting says about 7 miles east, while Avex put Cypress Village at 3.5 miles.
- US 301 — The eastern link; a 2019 article expected access to improve, and current listings cite quick access to SR 54, I-75 and US 301.
- Meadow Pointe Boulevard — SR 54 carries six lanes from Meadow Pointe Boulevard onward, according to a 2023 report on the widening east of Curley Road.
- Morris Bridge Road and Eiland Boulevard — The intersection where a 2023 report found four lanes on SR 54 and work still under way, part of the same widened corridor.
- New River Elementary School — Located inside the community per a 2019 article, and the assigned elementary school in current listings.
- Thomas E. Weightman Middle and Wesley Chapel High — The assigned middle and high schools in 2019 reporting and in current listings for Avalon Park West homes.
- Amphitheater park — A 2-acre amphitheater park is part of the community's amenities, alongside neighborhood parks, a dog park, trails and tot lots.
Avalon Park West Drain Facts and Figures
- Avalon Park Group planned up to 4,400 single-family and multi-family homes and 10,000 residents at build-out, with 700 homes completed or underway and 1,500 residents in 2019. Most pipe in this community is under fifteen years old, so grease and flushed wipes are the likelier stoppage causes, and a camera confirms what the line actually holds.
- Avex Homes planned 342 homes in Cypress Village, the first village in Avalon Park West, at the start of the community. Those first lines are now around fourteen years old, the stage when grease films and small joint shifts can first show on camera, long before any wear.
- Avex's first Avalon Park townhomes came in three floor plans of 1,608 to 1,834 square feet, each with a two-car rear garage. Attached townhomes can share a building drain downstream of each unit, so a blockage there may affect neighbors and calls for association input before line work.
- Pasco County crews have found small toys and keys while clearing the sewer system, according to Tampa Bay 28. A camera shows whether a hard object is lodged before a nozzle pushes it further in, which matters wherever small children live.

In attached townhomes a building drain can serve more than one unit, so a blockage downstream of a shared point can affect neighbors. A camera run shows where it sits. Talk to your neighbor and association before work on a shared section.
The first homes date to 2012, so the oldest lines are around fourteen years old and newer sections are younger. Plastic pipe is the expectation, and wear is not the concern. Buildup from grease and wipes is, and a camera shows how much has collected.
Yes, including Avalon Park West and the surrounding SR 54 corridor, listed under ZIP 33545. If your address uses a different ZIP, call 813-733-7188 and we will confirm before booking a visit. The written price is the same as elsewhere.
Try a cable for a first clog. If it returns within weeks, the line likely carries a coating, and jetting is the better value. A branch-line snake run costs $175 to $325; standard residential jetting costs $350 to $650.
Put them in the trash. Pasco County says wipes sold as flushable do not break down and form rope-like strands with grease. A kitchen sink strainer and wiping pans before washing stop most of the rest.
